5 Essential qualities you need in your builder 

 

Common sense tips for a great job.

 

 

1 Reputation

 

Any builder worth his salt will have a proven track record. Their reputation should be sacrosant. They should want to continue building it.  The builder should be universally recognised by customers, fellow trades people and suppliers alike for their quality of work and reliability.

 

2 Communication

 

It is absolutely essential to have clear communication lines with your builder. You should always know what he is going to do, when he is doing it and what he needs to do it. The last part is particularly important as you need to advise them of all your choices and instructions before that part of the work needs doing.

 

3 Understanding

 

This goes hand in glove with communication.  It is critical that the Quotation, Scope of Works, Specification and Contract accurately and fully set out all the details for the works. Payment amounts and due dates must be unambiguous. Anything unknown, or variable must be identified and noted.  A contractual Variation Order with any cost implications should be agreed before the work is done.  This should eliminate any later misunderstanding.   If the paperwork falls short of these requirements at the outset, so likely will the job.

 

4 Experience

 

A builder can have all of the above but if he doesn't have applicable experience of the job at hand, he will be learning while earning at your expense! Potentially the result might not meet your expectations. Experience should demonstrate formal training with enough positive history of doing that type of work,

 

5 Consideration

 

Last but not least, the most important factor is providing for the customer's care and consideration. Planning and implementing for the client's comfort and wellbeing  is all important.  Health and Safety considerations, tidiness, noise levels, dust and cleanliness are but a few areas where forward planning and provision are essential for the project's ultimate success.
